Are you looking for a condominium in Rancho Bernardo? I am. You see it's that time for us; we're almost to the empty nest syndrome, so we are looking for a place for our daughter to live. That being said, it turns out she happens to like living in this area where she grew up and we would love it if she could stay in the area. 

So, here was our experience in the last 2 weeks... we've seen several places, and we're finding out that there are all sorts of varieties and combinations of communities in the area.There are also all sorts of trade-offs when choosing a unit within a complex. Take for instance, in the Summit, there are several 2 bedroom units, but if you happen to have a poor location, you may have a garage deeded to your unit. If you happen to want a lower unit, you have to realize there will be some upstairs noise from your neighbors. If you decide you want an upper level unit, you will have to put up with carrying your groceries upstairs. So, you see, there are trade-offs. That's not just with the Summit, but with many attached communities.

Take for example, an older community, such as the Westwood town homes, near West Bernardo, we just found out that since the city of San Diego has decided that the streets in their community are considered to be on "private property" now, the residents will have to contract with a waste management company and unfortunately, their already high HOA (homeowner's association) fees, will soon be higher, most likely, over $400 per month. 

Sure, HOA fees include a lot with this type of living. Some include maintenance, some homeowner's insurance, maybe some water, and in some higher end attached communities, it even includes cable television subscriptions. Still, it's important for a homebuyer to inform their lender of these fees, since it counts against their debt ratio and how much they will qualify when considering their loan amount.

Currently, there are 139 attached properties, 100 of which are not age restricted, meaning you don't have to be at least 55 years of age to purchase them. Thanks for your comment Steve, yes and I would guess they are reviewing every attached community in the city limits, to do the same thing - to "save" even more money. It's counterproductive in a way, since the action only makes it more difficult for inventory to move, (with higher HOA fees, it's tougher for buyers to qualify) which affects bottom line values and in turn, less revenue in property taxes for them over the long term, too.
