Sandy Springs & Buckhead – bucking the real estate trends overall!
Real Estate is and will always be local! Even in Atlanta, GA a vast suburb of 5.6 million people and counting, we’ve seen dramatic shifts zip code to zip code. Overall, Buckhead and Sandy Springs (zip codes 30327, 30305, 30342, 30328) – the communities are holding their own and reporting modest gains and better results in 2010 over 2009. First half of the year trending so far for 2011 seems better as well.
Having said this, the devil is in the details. If one owns a home over $1 million in Buckhead it’s still a much bigger challenge to sell with years of inventory. If one is selling a home under a $1 Million, the market is stronger in the respect that we are seeing a slight rise in prices and just not enough inventory for the buying folks to choose from.
The Atlanta Journal & Constitution Newspaper (AJC) has a fabulous tool on-line that you can look at to confirm this data. They break down trending by zip code and you can get results by hovering over any area and getting the numbers.
This isn’t new news to Tim Francis Realty, as our experience in 2011 reinforces this on all sides – buying, selling and executive home leasing. For buyers, there is just not as much out there, for sellers, the market is starting to improve based on reduced inventory levels. For landlords, the market is even stronger than it’s been for 10 years in these Buckhead/Sandy Springs areas.
