If You Knew Your Neighbor Had $10,000 Worth of Buried Treasure in Their Backyard Would You Knock on Their Door?

I know a lot of agents will not knock on doors, of course for various reasons, it's not safe in my area, I generate enough business so I don't have to, I don't like people knocking on my door so I am not going to do it to anyone else, etc. etc. etc. Granted there are some reasons that are good reasons to not knock on doors.. Like if you know they are gangbangers, or methlab, if you feel your safety is in question don't don't do it. But to me door knocking is like a treasure hunt.

Based upon whatever the home values are in your area commissions paid to agents to sell a home on average are $10,000 and up. By being consistant with farming your area, knocking on doors, notifying homeowners of what is going on in their neighborhood, what homes are selling, and when you will be hosting an open house, etc. increases your odds of being in the right place at the right time when that particular owner is considering to sell. If you have been maintaining your farm the way you should they already recognize you as someone that is familar is the neighborhood and the values.

A lot of business is to be had with door knocking and farming your geographical area. You just have to search for the "hidden treasure" in your farm area that is ready, willing and able to sell their home.

Now I am going to ask this question again..... If you knew your neighbor had $10,000 or more worth of buried treasure in their backyard, would you knock on their door??? If not what's stopping you?

Stacey - I try to go with something in hand to give the people that answer their door.  Usually a report on what is happening in the market for like homes in the neighborhood.

Stacey:  That's an interesting comparison between treasure hunting and prospecting for listings.  It's obvious that you are one of those agents that sets yourself apart from the rest.  I also like Robert's comment about having something of value to give to them with helpful information about the neighborhood.

Robert-I completely agree... I can't just knock on the door and shoot the breeze with a person with no objective.. My objective is usually have something in value like market updates, and to get that in their hands. Thanks for the comment. :)

Thanks Stacey for your post. I believe Real Estate is a "contact sport", you have to meet the prospect face to face to get the maximum result. I used to just drop flyers or newsletters in mailboxes and leave it at that. When I started to actually knock on the doors, I met with people who had a need for my services and My business has dramaticly increased.
