Lead Frustration

I am receiving tons of leads but too many of the are "tire kicker" and are not wanting to buy the $750,000 Farm but the $100,000 house out of my specialty. Most of these contacts are "warm" calls, meaning we received their phone number or e-mail from automated service after looking at one of our properties. Any suggestions or questions I an use?

I would make sure they are qualified.  By qualified I mean ready, willing & able!  If they are a "Cash Buyer" they will not have any problem producing a VOF for you.  If they need financing they will either need to send you their pre-approval letter if they are already working with a lender OR be willing to give you permission to have your lender call them.  That is ONE way to show they are serious.  That weeds out A LOT.  Then make sure they will meet you in your office and sign a buyer's agency agreement PRIOR to looking at the property.  That weeds out even more!

You've got to protect yourself with a buyer's agency with all the rebate brokerage business models out there right now.  Why do you want to do someone else's work?

I would find a real agent that specializes in selling the $100,000 house and refer the buyers you're not interested in working with to them. I wish I was in your market because I'd be happy to pay a 30% referral for a steady stream of buyers.

I agree with Michelle - referrals are a great thing.  If you can't or do not want to work with them I am sure that there are many new or hungry agents that would gladly take these and try to work with them.  It is better to refer than to waste your time with things...

This is not intended to be mean...but why are you turning buyers away?  I've always been one to work every buyer in every price range, because they all deserve a great real estate experience.

Dang a lead is a lead.  This is something that I run into here a lot.  "That other agent wouldn't talk to me because he/she doesn't service homes priced that low."  Is money not money, are people not people, are we not in the service business. 

I respect the fact that you want to do business in a higher bracket but someday thos 100K people might just be in that 700K bracket and they are going to remember that you didn't help them the first time around.
