Denver Bank owned properties/Foreclosures can be a way to see instant equity, especially if you are handy! Some properties need very little repairs to be livable, and some need quite a bit.    Bank owned properties/foreclosures are not like short sales, you will get an answer from the bank on an offer within 3-5 days. Joan-There is quite a number of those bank owned properties in your areas. Once upon a time there was a homeowner with lots of excitement to have their own home and then something along the way happened to change that. Very sad. A great opportunity for the investor though

Looks like there are still a lot of them that the first time home buyers can take advantage of.  I had a buyer last year get one needing a lot of required work with the FHA rehab loan.  Always a good option though the interest rate is a little higher for them.
