Here's a great post by Carla Muss Jacobs with advice about real estate purchases.  Homebuyers purchase a house as a home.  Too many buyers view their home as their piggy bank and expect a quick return on their investment but the process is a slow one.

Advice On the Real Estate Purchase . . .

Many buyers believe that real estate is an "investment" . . . for some "investors" that's true.  But real estate is always one thing:  a purchase.

No matter what the buyers' motivations might be, they are PURCHASING real estate.  In this market, many home buyers are looking at their PURCHASE as if they are, in fact, investors.  Investors PURCHASE real estate for different reasons.  Home buyers PURCHASE to live in the home.

I was pleased to have received an email from Greg Rand, whose radio program "Rand on Real Estate" introduced me to OwnAmerica.com .

While listening to Greg Rand's radio show today, "Rand on Real Estate," I enjoyed his philosphy and market savvy.  One of the logical tips is to PURCHASE real estate for the long haul.  I didn't feel he's a proponent of the "fix and flip" mind set, but rather a prudent advisor.  He talks about the real estate market being similiar to a large cruise ship which takes awhile to turn around.  The discourse was encouraging for long term, and he backs this up with reminding the listening audience about markets that took a while to turn around . . . but did.

Any using the same cruise ship analogy, if buyers see a real estate purchase as a vehicle for immediate returns . . . hmmmmm . . . it's not a speed boat. 

Many buyers in the current market, here locally, are looking at the "what ifs" as if they will happen immediately.  If the buyer is purchasing a home to live in or for investment purposes, Greg's advice is solid. 

Distortions in the media abound, and buyers are now waffling, sitting on fences . . . creating their own inertia.

If you're not familiar with Greg Rand and "Rand on Real Estate" he's a delight.  He certainly is a breath of fresh air.  He's tagline should be "I'm NOT Carleton Sheets"
