Seven Mistakes to Avoid When Buying Your First Home

You want to buy a home and you’re on the right track by doing your homework online.  There are, however, some things you may not find out about just buy picking a great house.  Here is Mistake #3 of 7 Mistakes to Avoid When Buying Your First Home.

Mistake #3 – Believing There Is A "Perfect" House

perfect houseIf you’re like most people when they are ready to go house hunting, you probably have a list of things you want in your new home.  Your list may include a certain number of bedrooms or bathrooms, the minimum square footage of the house, or how many cars need to fit in the garage.  Then there are the things you’d like to have such as granite countertops and brand new stainless steel appliances in the kitchen, plush carpeting throughout the house, central heating and air, and a chandelier in the dining room.

Some of the things on your list are needs.  You need a certain number of bedrooms.  You need to live in Silver Spring as opposed to Tacoma.  You need to be near a good school district.  On the other hand, you may want a built-in china cabinet.  You may want real wood-burning fireplaces.

Why is it a mistake to believe that there is a perfect house?  No house will have absolutely everything you want.  Being inflexible will severely limit your choices and indefinitely lengthen the amount of time you spend looking.  Make your list of wants and a separate list of needs to give your real estate agent.  Consider which of your priority needs are covered in the amount of loan for which you are pre-qualified.  Then, add in as many of the wants as your budget will allow.

hahahaha  Very true, David and Bonnie.  The house inspectors always throw a wrench in the system, or so it seems.
