PRELIMINARY TITLE REPORTS

Here are some things you should look for when reviewing your Preliminary Title Report.  Sometimes there are surprises and mistakes in the report. When you only have 30-45 days, you don't have a lot of time to get issues resolved.

•·          CC & R'S

•·          Easements

•·          Agreements

•·          Court Ordered Judgments

•·          Bankruptcy

•·          Notice of Pending Action

•·          Encroachments

•·          Notice of Violations

•·          Child Support Judgments

•·          APN Number

                         

Make sure to review your prelim when the escrow officer or title officer send s it to you. This will help your transaction run smoothly. Also remember to order an updated prelim if your copy is over 30 days old.

I am sure all of us have had escrows that turned into nightmares. Better to face it head on than ignore it until it is too late.

Kristin, it's a big document and clients can get overwhelmed with all that but it needs to be reviewed.
