I have come up with some important questions to use or ask when interviewing a REALTOR®. And I have mentioned that I am going to answer every one of them, in blog format, because I have a lot to say about most of them. So check in regularly for the answers!
Question 13: Will you show me properties/listings from other companies’?
Absolutely! This is a big miss conception among first time home buyers. I have access to all the listings that are listed on the MLS™, from all the registered real estate companies. WeList.com even has access to our MLS system now, and yes, I can show you those as well. So, it doesn’t matter what company is advertising the home for sale, I can represent you, the buyer in the transaction. And remember, you as a buyer has the legal right to have your own representation in a real estate transaction. Some buyers think that it is a good idea to call the number of REALTOR® that is on the sign in the front yard. Here is my take on that. I would not recommend it. It would not be in your best interest to use only one REALTOR® in a real estate transaction. A REALTOR® is supposed to be looking out for your best interests… How can a REALTOR® who is working for the seller and the buyer at the same time on the same transaction be getting the seller the highest price possible, best terms and conditions, AND at the same time, be working just as hard to get the buyer the lowest price, best terms and conditions? The REALTOR® can’t… And, it will always be in the back of the sellers and buyers minds “Did our REALTOR® work their hardest for us, or were they really working harder for the other party?” I can chat more about this if you want more info, but I’ll leave it at that for now.
So, buyers, when you find a home… call your REALTOR® with the information and let them do the work for you. After all, that is why you have hired them in the first place, right?
