I have come up with some important questions to use or ask when interviewing a REALTOR®. And I have mentioned that I am going to answer every one of them, in blog format, because I have a lot to say about most of them. So check in regularly for the answers!

Question 16: Once the offer is conditionally accepted, will you be attending the inspection with me?

Yes! First of all, I will need to let you in. At the inspection will be the inspector, me, and the buyers – you! A good inspector will not only inspect the property, but will also help to educate you on regular maintenance issues you should be aware of. If you are a first time home buyer, you will probably appreciate any extra advice about what to do to maintain the quality of your home for the duration that you own it.

It the inspection reveals major defects in the property, we will do all we can to try remedy them for you. If they are major issues, that you were unaware of before writing the offer, and the buyers and sellers cannot reach a conclusion, then the buyer has the legal right to terminate the contract and have their initial deposit refunded. An example of this maybe that the singles are old and need to replaced immediately, or the foundation is cracked is leaking. After all, that is why the buyer gets an inspection in the first place, to make sure the buyer knows exactly what they getting into.
