This is the May 2011 housing report, Dedham, MA 02026 Single Family Housing Market Report May 2011.  As with the surrounding towns Dedham had a whole lot more property come on the market.  This gives the buyers more choice and can compare more specifically.  It can push down the price, it also may not.  Remember the buyer determines the price they are willing to offer.  I like the average time on market for sold homes to be going down while the other DOM (Days on Market) statistics are staying high.  Not that a high number is good, but the lower number indicates that the new houses coming on the market are coming on at a more competitive price.  If your home has been on the market for 64 days, it might be time to look at the list price.

Single Family Canceled Listings: 3       Average List Price: $326,567     Average Market Time: 143.67
