Move It ALL Out And Some Of It Back In

David KnoxDavid Knox posted his training video First Tuesday #38 on Facebook today. Those who don't know will discover that David Knox is one of the top real estate trainers in the country. I have (as well as many of my clients have) seen most of his videos and have had the privilege of hearing him in person last year at the NAR Convention in New Orleans. I use many of his techniques on a daily basis and am successful because of them.

This month's video is titled Extreme Property Preparation and addresses those homes that require just a bit more than "staging and bread in the oven". Most REALTORS® have had that listing where a bit of cleaning just won't do the trick. It needs more than "decluttering" and "making it pretty". These homes often require removing most of the furniture and decorations and giving the home a makeover in order to get it sold in today's competitive market. David calls this approach the "Move it all out and some of it back in" strategy.Your Home May Need More Than Just Sweeping! When a seller decides to thin out a closet, it is often an overwhelming task to decide what gets removed, what gets boxed and what stays. This is when the strategy of removing everything out of the closet completely, laying it all out on the floor and then returning only the minimal necessities back. The remaining can be boxed and stored away from the home. This strategy works very well in every room of the home as well as entire rooms by themselves.

My cleints have all benefited from this approach and it is often recommended. Making your home ready to sell often involves more than just cleaning and putting a sign in the yard. Sometimes the recommendation to Move It All Out and Some Of It Back In is painful to hear but necessary.
