Tucson Gated Townhomes in the Foothills - Kachina Hills
I had a confirmed appointment Wednesday morning with a prospect to view several homes in the Tucson Foothills. I'd made the appointments and gotten the codes, etc. in order to make a nice morning of it. Unfortunately, my prospective client didn't show! Never one to "waste my time", I whipped out my camera, and went along to all of my appointments anyway, because there's no harm in previewing for the next client who WILL show up, and I hate to let down the homeowners.
I love the area around Swan and Sunrise in the North Foothills of Tucson. There are many townhome communities, some of which are gated. In Tucson, a townhome isn't a three-story dwelling like back in the midwest, but instead something more like a condo, with a common wall or two between homes, (firewall) enclosed patios often in front AND in back of the properties, and attached garages.
Condos usually don't have an attached garage, and back in the bubble of 2005, many apartment complexes were suddenly "condos" and I don't usually find them as QUIET as one would a townhome.
Townhomes also have home owner association fees that cover things like umbrella liability insurance, maintainance of common areas and swimming pools and other amenities, roadway, landscaping, and perhaps trash pickup and water. Depending on the size of the townhome community, your HOA fee can be higher or lower. (less people to share the bill, etc)
Kachina Townhomes are a gated community just .5 mile north of the intersection of Swan and Sunrise. You get marvelous Santa Catalina views, some city views, and there's even a mixture with ten single family residences mixed into the community as well.
Currently there are 6 townhomes for sale in Kachina Hills, all 2 bedroom or 2 bedroom with den, ranging from 1296 square feet to 2455. The layouts, patios, and views all differ from unit to unit. The HOA at the time of writing this is $91 monthly and prices average about $250K, depending upon the number of upgrades within.
