Here is a great post that is focused more on agents but if you are a buyer or seller and you happen to run across this blog...there can be a useful tip in here if you know what your looking for. There are a lot of websited out there and a lot of free information. Don't be afraid to pick up the phone and interview the agent and ask them their honest opinion of the market and I think after a few calls your going to have a pretty good idea of who is real and who is telling you what you want to hear....

A couple of days ago I wrote about offering bribes to the folks on your prospecting list - to entice them to give you their email addresses so you could drip market to them inexpensively.

I suggested that you could make the offer in person - as when you go in person to visit a FSBO seller. You can also do it over the phone when you call a homeowner with an expired listing, or by mail when you write to folks in your geographic territory.

But don't stop there!

Your website can keep right on gathering those names while you're busy doing other things - like signing up new listings or writing purchase contracts.

All you have to do is create a web capture form for the appropriate page onweb capture form your website. Then those names will go directly to your autoresponder to deliver the promised report - and your follow-up messages.

When you make an offer to a specific set of buyers or sellers, you'll be able to send appropriate messages.

When it's FSBO sellers, you can send helpful information about how to do the research to determine the correct price for their home, the forms and disclosures they'll need, tips about showing, etc.

When you're trying to appeal to homeowners with expired listings, you can tell them the most common reasons why a house doesn't sell - and what to do about it.

When it's homeowners who need to short sell, you can show them their options, and explain the short sale process.

And when it's "fence sitting" buyers you can give information that helps them decide whether or not the time is right for them to buy.

No matter who you're targeting, write a little promo for the report you're offering.

Tell them why the information you offer will benefit them, and stress the fact that requesting the report doesn't put them under any obligation to you.

If you want to use just one autoresponder, offer your market report, and then follow up with letters that are more generic in nature, but that still offer good information. If all you send is messages that say "Here I am - hire me!" it won't take long for your emails to be deleted unread.
