28 Comments on Make Life Easy For The Buyers' Agent....They'll Show Up More Often!!!
Barbara ~ Now that is the way we would all like to be treated, with a nice comfortable closing with cooperation all around ~ The simple things in life can be made easier ~
Frank and Karen....a little cooperation and accommodation will go a long way....
Does this include answering the phone when they call to make an appointment? That would be the first start in making the buyers' agent feel like they are not bothering you by trying to sell your house :)
Yes making it easy is good. I know I am always delighted that the home the client has chosen is a real estate company I enjoy working with. And yes I attempt to show those homes more often.
Hi Jane....yes, that's the first step....Lorraine always answers her phone...
Sussie...that's the pattern that we're seeing....the buyers' agents tell us this....
It never hurts to make life easy for everyone. Things as simple as put your phone number everywhere will be a great place to start. Some agents make it a mystery hunt. So go figure.
Barbara, all of this is so true! I am a huge believer in the Golden Rule, and you all personify that. A check for the co broker at closing? Wow--I NEVER get that.
Loreena....the path of least resistance works best....hope you, mike and meng are all well....
We make sure everyone gets paid as soon as it goes on record....
Barbara....if only I could just show your listings life would be great! LOL! I will show whichever homes that meet my buyers criteria - regardless of how easy it is to show - but if it becomes too difficult then even my buyer gets turned off & we don't see it. It happened just last weekend. A buyer looked at the outside (we could not get in to show in spite of asking about 48 hours in advance). She decided she'd rather not see the inside.
As for the check....most cut it at closing but I have had a couple that had to wait & have the office cut it a day or so later!
And when it comes time for referrals to listing agents, I do remember the ones that were the easiest to work with! They do the best job for their sellers.
Christine.....any listing agent who does not accommodate agents who want to show their listing have one ulterior motive....they want the full commission themselves.....very dumb.
My motto is co-competition - it doesn't serve anyone's purpose to be ugly.
As an agent who largely works with you buyers - well buyer/borrowers - the most important thing to me is ease of communication from showing throught closings. Sounds like you have that mastered.
Christine....it's to everyone's advantage to cooperate....
Maya....ease of communication is key to a successful transaction.....ease of everything starting with the first showing.
The majority of buyers agents in our area are great to deal with. It's that one agent that wants to make an impression in front of their clients that usually turns me into a Mama Bear!
Barbara, what a great concept! I scratch my head when at the time of an offer the situation turns from cooperation to.... adversarial. Don't understand how that is supposed to help either one of our clients. But it seems to be happening more and more.
I try to be accommodating to all buyers agents. It's common sense.
Good morning Barbara! I remember learning this lesson from you way back when. It has served me well and I would not think to work in any other way. It does amaze me how often, an agent doesn't understand the concept of cooperation. Thanks for the lesson way back when and the reminder today!
Hi Barbara - That is one great analogy! Easy chair or hot seat? It sounds like your team provides quite a nice easy chair, I have to say.
Andrea....I shake my head at many of those stories....
Susan...I'm sure you do....
Cal....thanks for listening to those lessons....
Judy....my team members MUST provide an easy chair for the buyers' agents out there....we need our inventory to sell....
