Jo, You are so right! I know that your post is one way of helping folks see the truth of this FACT. One of the things I'm having a problem with is figuring out a polite way of answering this response from some of my local REAs, "My client wouldn't go for staging. We can't even get anyone to go see the property." Does this sound too impolite, "A large majority of home seekers have already 'seen' the houses on the internet and may be avoiding the personal tour because of the perceived condition."?

Ooooh, Ooooh, Ooooh, I love that armoire.  The whole look is fabulous and you added so much to those pics. In answer to Yvonne's question, I have asked them how they think buyers would like to see the property... with close to 90% of buyers looking first on the net... why wouldn't they want it to its best? That is when I say "we can do as little or as much as you like to help you get this home SOLD"... what would you like to do?  Most of the time the Realtor goes back to the seller and promotes Staging :)

Thanks LKP, Perhaps what I'm leaving out is a reference to the buyer. I had a REA say to me recently that the house we were standing in was always as neat as a pin and there would be nothing staging could do for it. I was dumbfounded, because we were standing outside of a bedroom which had floor to ceiling brown boxes stacked in two corners of the room. That doesn't even account for the huge empty fish tank taking up a large portion of the living room and the weeds and other items tracked all over the carpet. What I'm really having trouble with is the idea that the REAs keep saying people won't even go look at the houses. Of course they won't; so many of the MLS photos I see look deplorable.

Nice work Jo!  What a testament to why homes should ALWAYS be staged, vacant or occupied!

(One thing that always gets me is shown in your Before photo of the living room -- those "pattern" marks that the vacuum leaves on the carpet -- I hate that!  Glad they disappeared in the After shot!!)

Thanks for the comments.  As a follow up note, both of the before pictures were posted with the listings prior to our staging.  While we stage many vacant homes we are also doing more work in properties where nice furniture is left behind but the "total look" in regards to furniture placement and accessories can be added to enhance the message.   We enjoy working with our clients possessions and using our accessories and artwork to take the listing to the next level.

The first room appears bigger after you add the furniture.  :) I love the angle of the 2nd room in the after picture.  Your pictures are great.  Great post and job!

Jo when I looked at the first picture I was thinking bowling alley and I know buyers would wonder how to place their furniture in that awkward looking space.  Well you sure showed them.  Beautiful job on both rooms.  Your message is one that all realtors and sellers need to hear and 'see.'  Great post.  Betty

Excellent work!  Excellent photography (yours or professional, Jo?)!

I especially appreciate that the "longer view" of the "larger room" with the vacuum marks is infinitely less appealing than the "tighter view" of the "smaller room" because it was BEAUTIFULLY STAGED!

Good question Cindy...ask the Realtors?  How could they NOT see the difference.  I think they do, just don't want to take the leap and risk with their client...in my opinion it is almost criminal not to recommend staging.  Who are they to decide a seller shouldn't get as much as they can?

I feel that these types of scenarios are critcal to think about as we enter 2008.  Many will be listing their homes now that the holidays are behind us and if all of these new options enter the market, it will be critical to offer a differentiated product.
