The early bird catches the worm…

I don’t know about you but I’m a big fan of Iron Chef America© and a lot of shows on the Food Network©.  Anyway the battle I just watched was cheddar cheese.  Anyway at the end when the winner was announced.  Mr. Brown said remember it’s the early bird that catches the worm but the second mouse that gets the cheese.  I’ve found that true in real estate.  The first agent gets little or no cooperation from the seller and therefore the second agent gets the listing.  The second agent usually gets the cooperation of the seller and makes the sale…  What’s your thoughts?

Good morning, Jim....I've found that cooperation from sellers is based on the ability of the listing agent to convince and close the seller....some sellers never learn...some never sell...some take a bit longer than they should and it's a crap shoot as to who will have it listed at the point of a realistic price.

Hi James - The first question I asked is "why are you selling"?  If there is no motivation and they don't want to price it right then I walk.  I would rather walk then endure 90 days of aggravation.

Hello James, I love the Food network and all the Iron Chef challenges. That being said, I get home inspections after a lot of home buyers talk to the first home inspector on their list.

I hear about "I just did not feel comfortable with his comments", or "I felt more comfortable with you and your answers". I try to tell them that they will get a complete inspection. And in most cases they do call me back.

I'm with Conrad, life is too short to live with the aggravation of an impossible situation. Better to let the next agent deal with the aggravation and call the seller back when that listing expires. Enjoy the day!

James - I'm too busy watching Bravo's Top Chef to know about Iron Chef - love food shows and will check it out! I'm not a Realtor, but it sounds like a second opinion situation and when buyers are told the same thing twice, only then do they really believe what's involved in selling and preparing their home for the market!

That happens and it drives me crazy.  You plead with a seller to reduce and to beef up the commission and it falls on deaf ears.  Then they re list with someone who never, not once showed the house and they reduce and beef up.  HELP!

I haven't seen the show and this may come as a shock, but I don't like to eat and I usually only eat one light meal a day; otherwise it's purely beverages. In regards to your question, I think there's a lot of truth to it. I discovered that when I'm the first Realtor, I provide so much information that by the time the second agent gets there, I already paved the way and planted seeds of information so the seller is comfortable making the decision with the second Realtor.

This was good food for thought and I'm glad you brought it up.

During my office meeting yesterday I just discussed this! I had a few agents a little discouraged due to being the first agent to list a property at a HIGH price (due to sellers refusal to believe what is in black and white on pricing) until the second agent gets the listing and they are tired of waiting for a buyer and they reduce the property! Some sellers can be shown and told over and over with proof to back up our information yet they still think they are right. 

I say walk away the next time let someone else list it and then go back upon the listing expiration and ask if they would like to employ your services and expertise now.
