spectatorThe media is continuing with its mission to relay bad news and depressing statistics about the housing industry. This does not help our cause, but there is still business to be found. The key word is "finding" the business.

Business no longer comes running to find you. The game is quite different now. Real estate agents need to prospect for that business. People are in need of real estate guidance, and more often than not, they do not know where to start looking.

There are homeowners who are on the brink of losing their homes. There are homeowners who have not missed a mortgage payment, but know that it's coming soon, if they do not act quickly. Some of those homeowners will be purchasing another home that is smaller and more affordable, and others will be renting, until the dust settles.

There are many other homeowner scenarios. If you have not made an earnest effort to find new business, your business will soon be over. Now is the time to decide what your method of prospecting will be and do it with energy and enthusiasm. This is not the time to tip-toe. There's enough business in this game for everyone, but those who are not participating will take on the role of spectator.

 Barbara, great post.  Everyday someone wakes up and they have to buy, seller or invest in real estate.  Our job is to find those motivated clients.  Some of the changes in the marketplace has actually helped our industry.  Meaning some agents have left the business, maybe they thought this business was easy over the "bubble period".

Carlos....I think the reduction in force has not ended....

Melanie....all of my marketing is integrated....I use Internet marketing through blogging on AR, Wordpress, Trulia and I use Realbird for listings....I do direct mail marketing faithfull to find new listings and it works very well for us....we are the top listing agents in our town....and open house events every saturday and sunday at our new construction sites....we are presently marketing four subdivisions...I also do a small amount of print advertising....one homes for sale magazine.....one full page for new construction....and a front page ad in our local newspaper.

You are right Barbara, focus is the key.  I was in my local Lowes's last week and saw a familiar face, an agent I had worked with on a sale 4 years ago, she recognized me first as I was wearing my KW name badge.  She was working behind the counter, not visiting as a customer.  After I got home I checked her statistics, she had 32 (sides) in 2007, 9 in 2008, 1 in 2009 and none in 2010.  Apparently she was not able to adjust with the changing market!

Great post!

Believe it or not, houses are selling daily! That means for every house that sells, we missed 2 clients: a seller and buyer. So the most productive approach would be to find ways to improve ourselves including our skills to attract up coming buyers sand sellers.

You said it. You have to work twice as hard for half the pay right now. If your heart isn't in it, move over, or get out of the business, so that those of use who want to work this hard can have a bigger slice of the action. The one good thing we can say about this market is, if you can make it through this one, you CAN do anything!
