Chinese Real Estate Investors Head to Beverly Hills and then consider buying their first Real Estate in the US. Many of you have seen the Headlines: The Chinese are considering buying Real Estate for investment in the US. Who are these Chinese Investors? It may seem like what a strange question. Upon closer analysis you discover that there are at least four groups of Chinese Property Investors: (1) The Hong Kong residents, (2) The Mainland Chinese, (3) The Taiwanese residents and (4) the Canadian Immigrant Chinese.

Now then comes the question which buyer are you dealing with? The Mandarin, Cantonese, Taiwanese or the Shanghais, they all have different languages, cultural backgrounds and goals in investing in the US Real Estate. Do you know who your Chinese Real Estate buyer is?

There are many cash rich Chinese and they are coming to the US to buy cheap Real Estate. There are even Tourist Flights from Mainland China to buy the bargain Southern California Real Estate. To some of these buyers, Real Estate and Los Angeles are synonymous with cheapest housing in the US.

The way I see it, the big challenge they face, is that there are only a few Realtors they can turn to get good  and Trustworthy advice. Just like in Baseball, Location is the most important Point they need to consider in a down market. Yes there are areas that have had 50-80% depreciation, but the most important question is what the Timeline is for the Return on Their Investment? The Golden Rule in a Down Market, buy in the Best Location to get the Best and Safest Return Period!

Toni, I am surprised, many times when I talk to the Chinese Investors they are discussing  with me Florida and Las Vegas,NV prices compared to Los Angeles,CA?

I haven't run into this yet in real estate, but I am aware of the language and dialect differences from my court reporting days.  We used to interpreters and many an EBT (Examination Before Trial in NY, depositions everywhere else in the country) was held up because they sent a Mandarin interpreter when they needed a Cantonese one, for example.

Elyse, interesting challenges...my biggest challenge was  to get my point across that 25% drop in price in the best neighborhood is a better value then 80% drop of value 20 miles away in a less desirable area.

In China, in those big cities - Shanghai, Beijing, Guangzhou and Shengzhen, everyone who own a property is a millionare. Before, they could own a lot of properties. Now, new policy shows that only one property allowed to buy. So, a lot of Chinese from Mainland China come to US or Canada to buy properties. They have a lot of cash. They don't need mortgage. I guess New York price is not as high as Shanghai or Beijing. That is the reason, everyone think the price is cheap here. Plus, Chinese believe real estate more than any other investment.  In China, they don't own the land forever. They only own the land for 70 years. That is why people think for the long term, they will buy property overseas. Plus, rich people in China are dangerous. They are easily to get cought or desappeared. Usually, people have a lot of money, they just immigrate to Canada or US for retirement. They have enough money to live in the rest of their life even, some of them I knew, they had enough money to live for 3 generations.

An exellent overview of what seems to be happening in the Chinese investor market. One has to wonder how things may shift given the issues we are hearing about the real estate market in China which seems to be headed the direction we were back in 2005/2006.

Endre: China real estate does not follow the market.  But the human policy. Whenever one leader has some word, then, that will be the market.  I know that the government charges higher tax from the builder. That is why the price is high otherwise, the builder will lose money to build the building.
