Down 6%, then up 9%.  It would appear than as the median list price in San Ramon dropped 6% over the past year, it had a positive effect on sales prices. Sold listings show a median price of 9% more than the same time last year.

The supply and demand chart for detached homes in San Ramon shows a different dynamic. Inventory has increased, but demand has dropped. And that drop in demand can be in part due to last year’s buyer mania when tax incentives were on the table, pushing many buyers to purchase earlier in the season than they otherwise might have.

Days on market has actually come down for detached homes in San Ramon. Other nearby cities have not fared as well, but here days on market have dropped from an average of 36 to 33 or 15%.

This graph shows a drastic change. Inventory levels have dipped dramatically with only 1.8 months supply. That’s a 37% drop from last year at this time. If you’re a buyer, you may not have much to choose from in your price range. If you’re a seller, could be good news.  Less competition.

Sellers are not selling now, thus lower inventory.  But those sellers that are selling have less competition and buyer may find properties priced in a range they can now afford.  Thanks for the stats.

Evelyn, in some areas that is certainly the case.  But for San Ramon, May of '11 is up over May of '10.  But, the demand was higher last year compared to now.
