I usually blog and video, and have found that is all I need. I am lucky to get a lot of exposure from articles in the local papers, online and paper copy. Those are initiated by reporters who bump into my blogs....

The comments are really great are they not? I too am grateful for Brad's comments. I am fairly new to blogging this year just since the end of February and really like it. What a blessing that you receive exposure from the articles in your local papers, are they bumping into your blogs via Google or from different places you put them in. I've been a Realtor since 1981. I've seen an evolution defining money and time spent for marketing efforts. In the past, I focused most on past clientele. I created bi-monthly newsletters and snail mailed to their homes. I do things differently now. I regularly email my best blogs to my clients. However, I notice that many of my clients continue to enjoy receiving something by snail mail even still.

Our office has the back page of a local newspaper that is delivered free to every door in our community. I committed to run 1 ad per month so that we don't lose that spot but this is the only newspaper ads I do.
I just recently bought a share of my zipcode on Zillow through Yahoo.com and that was a couple hundred dollars for 6 months. It is going pretty well and I may continue that.
I am a Chamber of Commerce member and spend a couple hundred $ each year with them. And I pay for my outside blog on AR.
Otherwise, I do mostly free internet advertising.
It really depends on where you think your buyer will come from ( after consulting the crystal ball )! With many people doing a lot more shopping/researching online, I would make sure that your internet presence allows your information and your listings to be easily found. As a Rainmaker, you can connect your posts to your outside blog for a real boost of "juice" for youre listings.
Put your money into blogging. Google has got me some leads, but I really think someone that calls of a print ad or flyer is more motivated than a clicker. Facebook works if used right.
I do not do much with our local paper.. I get very few leads from it. They ahve this one program..run it till it seels for like 299. That is the only thing that works.. Everything else I have tried with them flops. I track my clients always. Asking them how they heard of me.. how they learned of the property. I always ask buyers agents how their client found my house wether it was they sent it to them or they called them on it...
I know alot of people bitch about Craigslist and you do get a lot of spam and junk from there..but it really has been my best tool..I use postlets to do my ad and I sell several houses a year of it that I can track. I have tried Home Gains twice..NOT...Realtor.com ....NOT.......I get more leads from my website then I have from. Realtor.com, Zillow and Truilia combined.
Hi Mary, I'm voting with those who tailor ad dollars to the area they are in and have had success. Onliine seems to be crowding out most all of the others.

Personally, I like snail mail for certain things. a couple of times a year to keep in touch with past clients from other ventures I personally handwrite a note updating and to find out how they are doing. I usually get some kind of mail back. I have not thought of emailing my better blogs to clients. What a good idea. Thank you.

What a nice opportunity for your office to do that kind of advertising and for keeping your name out front. I think from what I am beginning to see throughout all the comments is keeping your name out front is paramount. Not always easy to do. I was a member of the Chamber when I was in another business and had my info with photo in the directory. That was the biggest source of customers I had found. At that time I was a massage therapist and in another city. A little different because of the vocation, and I have not yet done that but am thinking about it. I have an outside blog only with Active Rain. Are you meaning a different type of blog? I have not done that yet and I understand a lot of folks do. This is new to me this year so I am still figuring things out, but it is a good idea. Just not sure what that looks like. Thank you for your comments, you have my thoughts racing.

I have only used Craig's list for opens with postlets and am not opposed to trying whatever works. I do like the sound of the idea from Brad Jenkins about Craig's List in other areas that might have potential buyers that are looking to move to this area, tailoring the ad. thank you for your input it is invaluable.

I agree that most buyers are looking via the internet and then contacting their agents if they have one. I have clients who do the same thing and then send me the mls numbers to check out. Thank you for commenting, it is appreciated.

Mary, I've been taught, that to be effective, you have to market the same product at least 10 times in 2 weeks whether it's a mailer or drip campaign. If you're on the internet, you need to be everywhere possible - here, epropertysites.com, trulia, zillow, realtor.com, etc, etc, etc. One thing you can do is "borrow" some of the listings from people in your office and "offer" to put them on various websites. Trust me, it WILL work - you WILL get business. For me, the internet has been the most cost effective, but I still keep around those little handouts - note pads, magnets, pens, etc, that you can get for next to nothing at vista print.
Whatever you do, I like that you're asking for advice - I'm sure you'll find what works best for you.
PS - one thing I ALWAYS do in my area - whenever I'm going into a guard gated subdivision, I ALWAYS take pastries or cookies or brownies or something to the guards - I've gotten 2 listings by doing that!!!!

You have great comments, I had not thought of marketing at least 10 times within a 2 week period and have not done a drip campaign. I have heard it is a good and effective thing to do. I do advertise on all the sites, keeping them fresh, as you suggested plus more and have blogged. The other thing you mentioned and I believe someone else did as well was to offer to people in my office to put their listings on different websites. How do you do this, as in a blog, advertise along with your listings, I am not sure. The website I have for real estate is really not an effective one in my mind. It is from my office and only one page on the agents, it is free and this is why I did it. I had one I really liked yet was not as effective as it could have been and I felt it expensive with my advertising dollars which were scarce so I let it go for the time being. Not the best idea and I will replace it as my office is not reinventing their website as they said they were going to. That was the only reason I let mine go.

Mary, came over to see what you've been up to and found this blog FILLED with fabulous advice and tips. Love that you asked for 2cents and ended up with a millions dollars in advice. Brad's comment are extremely helpful and I'm going to go check out his videos, etc. I'm NOT sold on a drip or mail campaign that bugs people TEN times in two weeks...it's annoying when it's done to me...so I generally avoid doing unto others... (but that's just MY opinion) Great post.
Deb, thank you for seeing what I have been up to lately. Not as much as I would like I have to admit. I am so amazed at all of the wonderful tips and comments, ways that others do things. They have been filled with such good advice and experience, and for everyone to be so willing to share is of such value I cannot say. I am also not sold on drip or mail campaigns on a regular basis just for the reasons you stated. I don't usually do what I don't like to have done to me. I do once or twice a year, depending, write personal handwritten notes to all past clientele or people I have come in contact with in lieu of the campaigns. I have found that they are appreciated especially when they are handwritten because they realize I have taken the time and thought that goes into it. I am going to work on thinking a lot further outside the box to pull people into reading the ads and posts on listings, be more creative. I have always thought I was but I think I can do it in a different and better way.
