One of the cutest expressions I ever heard from a home inspector is "This is a really good example of a home in it's original condition."
great points, the good home inspector will find "stuff" but make sure their client understands it...
years ago there was an inspector in my area that would walk up to a house and say: "the roof is half shot" and that would raise alarm with the client... But when they asked Woooo, Wait, what do you mean??? he would go on to say it was a 10yr old home and the roof had a 20yr life expectancy.. it is all in the delivery!
Inspections are a must, but one must remember that it is just one person's opinion of what he can see. Sometimes you need multiple inspectors so that HVAC, septic, roofing, etc., can be better inspected.
I just had an unpleasant experience with a septic inspector that came highly recommended as responsive and reasonably priced. They failed us in responsiveness. Unusual circumstances? I don't know, but I'm not sure that I would give them another chance based on what happened.
