Agent #1 

Agent #1 called and left me a message this morning about a listing.  She wanted to get into the house. 

Before I could call her back, apparently her clients drove by and saw that I was having an Open House on both Saturday and Sunday this weekend.  So when I called her back she said she would just send her clients to my open house this weekend - as she already had plans to go out of town starting tomorrow morning.

I don't begrudge anyone their down time and think more agents should work harder and play harder than they do - but she couldn't be bothered to take her clients over there today?

 

Agent #2

Agent #2 called me last weekend about another listing I have.  Her clients had put an offer on another new-construction property (not mine) and their offer was never responded to.  After 5 days she sent a follow-up saying it was canceled. 

She wanted to know if I would accept a similar deal to include closing and buy-down costs on a property I have listed.

I called her back to go over the details and she said she'd let me know. 

She called this morning to tell me that the first clients aren't interested, but she has another client who might want it.  She wants more details and said she was going to work all weekend to get the deal closed!

 

I know which kind of agent I am.

Well, since my emails are frequently timed after midnight and I've been working on getting these current buyers well positioned to succeed even though it's eating up all my time, I think I'm the "get 'er done" kind!

Amazing the stories we hear!

I'm in your market area too, and I'm surprised the first agent would so casually send her buyers to your open house... did she call you first to make sure you would honor her card?  I wonder how many times she has gotten in to commission disputes over her lackadaisical attitude...

You never know, the issue might not have been with the agent in the first scenario. The buyers might have said - we'll just go this weekend to the open house, it's more convenient for us. On the other hand, could be a lazy agent.
