Everyone!! Consider the facts of the following article. I'm sure you want to sell your home, BUT all these factors come into play when we or any other agent is out there helping buyers find the perfect home. We are not magicians nor are we time travelers.
A 15 MINUTE SHOWING WINDOW? ARE YOU KIDDING ME?
I have worked with a lot of "showing windows" but yesterday when trying to schedule one of twelve homes, the showing restriction of 15 minutes TOOK THE CAKE! Sellers, if you really want to SELL your home, you have GOT to make it accessible.
There is no way that when showing multiple properties, that we can possibly work with a showing restriction like that. There is traffic to deal with, travel time, bathroom breaks, etc. The route that we make is critical too when going all over the place to see many homes. With gas prices the way they are and being good stewards of time, we have to schedule in a way that makes sense.
Listing agents, please let your clients know that if they want and need to sell their homes, a showing restriction such as this will most likely result in NO SHOWINGS AND NO SALE! We truly do want to show your home and we hope to sell it. However, if you make it difficult to show - most likely we will leave it off of our list.
Make sure you are really ready to sell your home before listing it. If so, make it accessible. Have it show ready and price it right.
