New Homes in Santa Clarita Ca. Los Angeles County
Santa Clarita has new homes hitting the market in all different price ranges. Some having that notorious word "mello roos" attached to them and some without. A lot of buyers don't realize when buying new homes that they can have their own representation to protect them through the new construction process.
In most cases the builder's will cooperate with a commission or referral fee to a Realtor that registers the buyer and the new home site. The key with new homes is the Realtor MUST be there on your very first visit or the builder will not allow them to represent you. You would be without representation because in most cases the builder's Realtor will disclose they are only working for the Builder's benefit.
If you bring a Realtor to register you on your first visit make sure they are willing to go through the process of important steps with you (i.e. contract signing, design center, loan meetings, home inspection, and walk through, etc.) A Realtor should always be there for their client to protect and advise them properly through the new home process to the best of their knowledge. They should know the area and make sure you are getting the best value for your money, educate you on resale in the area, and provide you with community information and disclosures the new home builder may not provide.
