Are you Crazy?  You want to buy or sell in todays market?

Tampa home sale

Considering buying in the Tampa Bay area?  Now is the time to move (literally!) Let me tell you why!  At the tail end of the HEIGHT of the market in 2006 we had about a 6 month supply of homes for sale in the Tampa Bay area.  Then we hit the "dark days" in 2008 and had about a 24 to 25 month supply.

The reason I am using supply of homes for sale in Tampa is that it is a good balance to represent how many homes are available to buy and how many homes are being sold/bought in Tampa-supply and demand.

Right in the here and now of 2011, per the Greater Tampa Association of Realtors, we have a 6 month supply of homes.  The EXACT same supply as 2006.  And if a 6 month supply was good in 2006, why is everyone saying that the market stinks with a 6 month supply of homes for sale in 2011?  In reality it's not the market that stinks-the market DEFINITELY does not stink.  But there is the perception that the market stinks. 

What does stink about this market is the fact that you may have bought your home for 400k in 2005 and it's probably sitting around 225k now.  That is definitely what stinks! It is merely our thought or perception.

Why are these statistics important?  Because as strong minded people we need to make smart informed decisions about what our options are with our homes.  We need to know what the market is really doing to make sound decisions for our lives, businesses and most importantly our families.

Tonya, we are really seeing our supply of homes on the market shrink too. Buyers need to buy now before it becomes a Sellers market again and the prices start going up!
