Dream property: 148 Idaho Acres on the Canadian Border

Services for Real Estate Pros with Marte Cliff Copywriting

Since visiting the Cocolalla Creek Rescue Ranch a few weeks ago, I've been in touch with the rescuers several times, and of course the subject of real estate came up.

It always does, doesn't it?

It seems that these folks purchased 148 acres of land at Porthill with the intention of retiring there. They then set about building their dream home. But before they got completely moved in, the house burned to the ground.

Kym said "Thank God for the bad real estate market, because we still had our place here at Cocolalla to come back to."

That was when they decided to stay and turn the Cocolalla Creek Ranch into a horse rescue.

Idaho land on the Canadian BorderConsisting of three parcels, these 148 Idaho acres on the Canadian border are now for sale.

These 148 acres are actually in 2 separate parcels. One is 79 acres, the other 69. The 69 acre parcel includes a pole barn, well, septic, and power. These acres include lush stands of alfalfa, a variety of trees, some of the most magificient views in all of North Idaho, plus an abundance of wildlife. You'll see deer, elk, moose, and of course - wild turkeys.

In addition to the Porthill land, the Cocolalla Creek Rescue Ranch folks own 4 other parcels - these in Kootenai County, Idaho - and they're all offered with easy seller terms.

Their agent, Erik Envick, told me "The sooner they sell these parcels, the sooner they can expand facilities at the Cocollalla Creek Rescue Ranch and help more horses." So of course, I need to give them a hand with getting a little more exposure.

So... if you have clients who dream of acres and acres of land... get in touch with Erik. I'm sure he'd be glad to give you and your buyers the grand tour. To learn more about these parcels, just click here to see the MLS information.

You can reach Erik at (208) 290-879.

What a great way to use the many acres of this gorgeous property! A horse rescue. How cool is that! Thanks for sharing.

Ralph - Actually the rescue is on their acres at Cocolalla - they want to sell these acres so they can build more barns, etc. at the rescue.

So if you know someone in California who wants to move to North Idaho, get in touch with Erik.

That's not such a far fetched idea - when I was selling real estate here, a good number of our buyers had come from California. They came looking for clean air, no traffic, and the privacy of living in the middle of many acres.

Sounds heavenly : )

Incredible parcels such as this are becoming fewer and more far between aren't they? Best of luck in selling!

Margie - Yes, the large parcels are disappearing. Too many were broken into 5 acre parcels a few years ago.

Dana - Send the luck to Erik - I'm just the messenger!

Not often you find a large tract like this one.  Many many possibilities for development.  Wishing you a speedy sale & closing.

Kym - Every day I think I'm going to write you, and then I get busy and don't. I think I'll go do that right now...

Corinne - I haven't decided yet if Snowman is the horse for me, but my friend Sally did take a photo the day we visited Cocolalla Creek.I'm 5'10" - so you can see that he's a big boy.

I need to get back over there and take him for a ride - that day no one there had yet been on his back, but they were sure he hadn't been ridden for several years.

He's not an Arab (my favorite) but he has extremely kind eyes and a friendly manner.

Hi Corinne - I do too! That day they put a saddle on him and did some ground driving. It had him confused at first, but after 10 or 15 minutes he figured it out and cooperated. Since then, a young friend of theirs has been there to ride him, and they said that went well. The next step was to take him out into the mountains... I haven't heard yet if that has happened.

If he comes to live here, we could well run into a deer, elk, coyote, moose or bear.... so I need to know he has some sense about him. I don't need a horse who will dump me and run off. My bones are too old for bouncing!

My last little horse (the one who died of cancer) was a whole lot of fun to ride. He was an Arab and he moved like the wind. But cows freaked him out.

And a bear - oh my gosh! We were going down the road at a nice easy lope one day and suddenly he wheeled around and we were going the other way. He had smelled a bear.

My efforts to go home were futile... we kept swapping ends. That went on until a cub walked across the road and off into the trees on the other side. Once he saw it and knew where it was, we could go home.

You'd like our winters, too! Most years, we have plenty of snow.
