Sometimes, it pays to stop and think about what we as realtors bring to the table in the home buying/selling process.
Recently, we represented the buyer in purchasing a triplex building in a small community outside of our local area in Mississauga. After we successfully negotiated an agreement, it was time for the home inspection. At first, my buyers were reluctant in spending a lot of money on the home inspection. We advised them as to the pros and cons of obtaining a qualified home inspector as this was an investment property and an older property. They went with our recommended home inspector and of course we had a few deficiencies which were highlighted in the report.
The most troubling deficiency was the home inspector found 3 electrical outlets with knob and tube wiring. In Ontario, most insurance companies will not insure a home if it has any knob and tube electrical wiring. I pointed this out to my buyers who were most grateful. Had they not hired a qualified home inspector who was knowledgeable about the area, they could be faced with no insurance on closing, hence no mortgage, no money to complete the transaction. They could have potentially ended up in a lawsuit.
Needless to say, the sellers were quite displeased and called us all manner of unspeakable names, but in this case, we represented the buyers, not the sellers. Our job is to do the best job for our clients. We were able to successfully negotiate with the sellers, for the complete rewiring of these electrical outlets PLUS and extra $8000 price reduction.
