Open Houses....making it worthwhile!

For years, I did not use Open Houses to my advantage. I thought it was a good time to catch up on a good book. Now, I want to make it worth my while as well as the sellers. I post the open house on every website available (MLS's, Realtor.com, Company website, Zillow, Trulia etc.) at least 6 days prior to the open house so it is seen on all websites. I invite the neighbors and I also invite other agents with listings to join me in a joint open house effort. My company advertises in the paper, for those that still receive it, so all bases are covered. Usually if there is more than one house available to view, it will have a much greater chance of getting activity. Once through the door I have my I-Pad up and running with the MLS already logged into so we can search whatever the buyer's needs are. Add some cookies and cold water on a hot day, and you just found yourself a loyal customer, that is, if they are not already working with someone. First question asked ALWAYS, is "Are you working with a Realtor?" If they are, I pick up the phone and give that agent a courtesy call to let them know what their buyers are up to, as well as ask them to follow up for feedback. I recently had 3 homes listed together (2 side by side and one directly across the street). At first I thought buyers would think there was something wrong with that part of the neighborhood as it was just a sea of "For Sale" signs. It turned out to be the best thing possible as all three listing sold within a 2 week period and 2 homes sold from friends doing initial viewing of the homes, showing that neighbors truly are a great source of spreading the word on a new listing. Forget about "nosy neighbors", bring them in! They will help sell that home. So, in a nutshell, if you are going to host an open house, put some effort into it and make it worthwhile, otherwise, don't bother.

Wouldn't just count on the neighbors helping put on the SOLD sign. If open houses work, are worked, good for you. They are not the way to roll in rural areas and videos available round the clock are a pretty neat 24/7/365 open house.

Hey Andrew....yes, I would imagine it is quite different in a rural area and probably difficult to find other homes near you for sale.  I am a huge advocate of websites as well, being on and feeding to over 100 per listing, however, in today's market if you want to be successful you have to be a bit more creative than just adding listings to websites and letting them sell themselves.  Thankfully I continue to be on the top of our real estate market just like I was in the "hay day" and I attribute that to diversification and hard work.  Best of luck to you :-)
