Just the other day I was having a conversation with another agent about lead generation and what seems to work and what does not. Then she asked if I ever door knocked? My first reaction was "... I used to when I was new in the real estate business..." When I was a New Real Estate Agent, I listened to my Manger who told me that "Door knocking is the most effective way of making face to face contact". Then next thing I know is that it became a "Lost Art "for me. "This made me pause. Why did I stop? Was it because I started to get successful?  I would send out Mailers instead of the Face to Face? Was it because it was uncomfortable? Was it because I was too busy?

So I looked in the mirror I saw this older, more mature and pleasantly plum agent, what if he came to your door would you let him in? Would you talk to him? When would be the best time to knock and you would not growl at him? I remember I used to go on Saturdays in the afternoons before dinner and when it was still light out. I used to give out Notepads, Market Statistics and Business Cards. What do you give out if you door knock?

How do you communicate value for the homeowner who's Door you are knocking on? Do you think it is still a good way to meet the home owner? Or do you think it is an intrusion into their lives and just being on the internet is a better way? Are you claiming to be a "Neighborhood Realtor" without walking the neighborhood?

I usually give out Just Sold data along with something useful or topical - a call to action for seniors when the County wanted to disallow incoming Prop. 90 seniors, for example; a notepad or holiday-themed goodie.

Karen, I remember a few years ago, I had a listing in a small pocket of Westwood,CA and as I was waiting to show my listing I saw another agent going around Door Knocking to tell them about my listing....funny I was first annoyed than I said to myself I should have done it:)

Toni I am not a big fan of going out in Humidity to do anything not alone Door Knocking:)

Nick thank you for the input I agree it is a good way to get face to face

Gene- interesting point, yes you are infront of more people faster, provided they read your blog:)

Opening Doors For Homeowners Like You

 I couldn't figure out why my business wasn't growing and I was on the way out of the business. A fellow Agent gave me the best advice I ever heard, "Real Estate is a CONTACT SPORT, go out and knock on some doors".  I prepared a 2 sided local market information sheet (people like to get things) and decided to knock on doors on the most active street in my neighbourhood. I admit I was quite afraid of the rejection I thought was waiting at the other side of the doors. Amazingly, People were glad to see me and I got 5 new listings as a result.

I never had a door slammed in my face, I never had someone say a rude or cross thing to me. I was also invited into quite a few homes. My ratio was 100 contacts to 1 piece of business, but I knew people who had a 35:1 ratio - they were just that good at it.

Door knocking is definitely not something for everyone. If you don't believe it's professional or appropriate, then it wouldn't come off as professional or appropriate when you try it. It certainly wouldn't tarnish anyone's reputation - we all feel that people think more about us then they really do. Chances are that most of the people we meet couldn't pick us out of a police line up a week later.

If you need business - for the cost of a few business cards - it's there. You can also stop and knock on a few doors before hitting a FSBO or even before going to give a presentation. Professional athletes warm up before they compete - why not professional realtors!?

Thank you Paul Clark. I think your idea gave me the encouragement. I joined the team last year. The team leader is only doing door knocking since he started. He becomes the top agent in the area. He almost sold a house every day. So, my job is knocking doors every day. But I found some of the card I gave, they still ended up listing with somebody else. I consistently and repeatly knock the doors in one small area (8000 houses). Give business cards if I met people. Asked for the referrals.  

For the 4th run, I only gave flyers if I gave card before. I found the result is not as good as I should give card repeatly. Another girl in my team did the same - door knocking. Her result is fabulous too. I only knock 2 hours a day. Sometimes 3 hours a day. Give away business card. I knocked doors even in the snow time and raining day. I bought boot and raining shoes especially for knocking doors. My goal is only 1% of my area. That will be 80 houses. Can you imagine, they are all $600000 and up? If I can catch these fishes, to make half a million dollars a year will not be a problem. Please give advice.

Endre, I used to work for Coldwell Banker. But in Canada, it seems Re/Max is more popular. That is the reason they recruited me and I join Re/Max.  Internationally, I still believe Coldwell Banker is better. There are 40 Coldwell Banker offices in Shanghai, China. I guess that is a Taiwainese Broker opened the Franchise there.

Jane - it's all about the relationship. Sometimes you'll get something immediately, but most of the time it's in the follow up! After knocking on doors the best thing to do is to mail a thank you card to potential prospects the same day. I also send thank you cards (and added them to my mailing list) to the people I had a good rapport with while knocking. Put something personal in the thank you card that relates back to the conversation you had with the person.

I know tons of people who've gotten listings by doing the 10x5x5 knocking around their listings. I also know people who only knock around listings (theirs or not - as long as it's not someone's listing in your office).

It’s all about getting out and meeting people – it looks like you have an area with lot$ of potential.
