The Real Estate mode as I call it and will explain is the when an agent is rock-in ready, very willing and extremely able to conduct business and sends that message loud and clear. Then, buyers and their agents pick up that sound and come toward it like a bee to a flower
ACTIVATE ALL SYSTEMS
Got your business cards sharp and ready, flyer's ready to go, signs are up and visible, web presence is activated, MLS is armed and phones, text, and email are manned and ready. Now, there is nothing left but to cultivate and welcome all business inquiries...
BEWARE OF THE MIXED MESSAGES
I have seen agents prepare to do business, but are minus a thing or two when they do. For instance, they don't answer their phones. That doesn't make sense when you have movement out there to get your phones to ring. Furthermore, at least text that you will respond if you don't take the call.
Signs may be out, but are poorly placed and cannot be read. I also find signs where the phone number is so small but the agent picture is huge. Seems to me, it should be the other way around.
MLS presentation should be flawless and that includes photos that speak, clear instructions in the agents remarks section and a nice welcome description of the property. Filling in all the MLS blanks makes for a nice read too
On business cards, I have seen them faded, rumpled and crumpled, and lacking the point or the purpose which is to make effective and efficient contact. Until these are replaced by cell phones aiming and mating with each other exchanging data automatically, a good card does good work continually
ONE LAST THING....A BIGGIE TOO
When you do answer the phone, be inviting, open and welcoming sending encouraging verbal and non-verbal messages to want to do business and work through any potential problems. It just makes for a better aura going into the deal..
