 Monterey County Foreclosure Activity Decreases

California Foreclosure Activity Level Decreases in April Foreclosure filings - default notices, scheduled auctions and bank repossessions - were reported on 55,869 California properties in April, down 7 percent activity from March and 20 percent below the level reported for April 2010, according to the latest RealtyTrac® U.S. ForeclosureMarket Report. Year-over-year foreclosure activity levels in California have declined for 17 consecutive months.

 This is great news and possibly  people are getting loan modifications, or financial situations are improving. 

Foreclosure filings were reported on 214,927 U.S.properties in California in May, a 2 percent decrease from April and a 33 percent decrease from May 2010, according to the RealtyTrac U.S. Foreclosure Market Report for May. One in every 605 housing units in the US received a foreclosure filing during the month. "Foreclosure processing delays continue to mask the true face of the foreclosure situation, although there were some clues in the May numbers of what lies behind that mask?," said James J. Saccacio, chief executive officer of RealtyTrac.

The market in Monterey County continues to be driven by many short sales and bank owned properties.  I feel this trend is due to the fact that anyone selling their house is only selling because they "need" to.  Anyone who may "want to sell" is waiting until prices either bottom or go up.  Have we hit bottom in Monterey County?  I don't have the answer, I am not a financial analyst.  What do I see? I see that prices are leveling off, there are some great prices on homes.  I see that prices make sense...in my opinion, I see home prices are at about the same level they were at about 10 years ago.  If you want to sell and move up, change neighborhoods in Monterey County, it may make sense. You may sell low, but then you can buy low as well...it is all relative.
