Is The "Blues" Killing The Sale Of Your Home?

(Part 2 ~ Brass & Outdated Hardware!)

 

From part 1,.... "I heard a phrase the other day while working on a house; "That house is blue."  I was puzzled for a moment.  Then I thought about it.  The phrase meant, the house desperately needs "updating" to this era.  You know what I mean?  Blue hair/Blue house?  Yeah,... not exactly how I would put it, but the comment was right on the mark.  So, what makes this house so blue?" 

 

Let's take another look;



Part 2,  The Outdated light fixture?  That is part of it.  In most cases, brass & ornate fixtures must be removed.  Not only are they very taste specific, it also adds to visual clutter, busyness, and "Blue" of the house.  A simpler Oil Rubbed Bronze or Brushed Nickle fixture would be more appealing.  Other finishes are fine as well as long as the light fixture goes with the style of the house, & is not the specific taste of the Seller.  Most importantly, the minute buyers sees outdated light fixtures, the real dilemma they see is,.... oh that is going to be a lot of work and money to replace!  Buyers need and want to find a home that is move-in-ready.  Don't give them reasons to move on to the next home!

 

 

 

Okay, it's not just the light fixtures either.  How about the hardware, faucets and other metals in the home?  This is a nice bathroom.  You might say leave it alone.  I say get rid of the silver and brass trimmed faucet.  I would also say have all the styles match!  Ornate mirror of deep brown wood with gold trim, simple lights in brushed nickle, towel holder in brushed nickle a bit more modern style and bright silver with brass trim faucet,..... just too much!  I'm not saying be all matchy matchy, just be sure to use similar styles and similar finishes.

So, if you're thinking of putting your home on the market

ask a Professional Home Stager if the lighting & hardware you have is going to appeal to the most potential buyers in your target market. 

 

Think about it this way; 


You have been in your home for 10, 20, 30 or more years.  When is the last time light fixtures were updated?  Walls were painted?  Furniture was bought?  Accessories selected?  If it's been 10 years or more, it probably needs to be updated to appeal to today's buyer.

Now,... ask yourself these questions;  "Who is the new buyer going to be?"  "What age are they likely to be?"   "Will they likely be a young couple coming from an updated apartment?"  "Will they be a young family with small children?"  "How can I make my home appeal to them?"

Good morning Laura,

This is a great post. Every once in a while I will come across the "blues" house and they are the most difficult sellers to convince to make the changes needed to ready the home for market. I use a certain stager here in Austin and he can get the point across to them without hurt feelings (just like I can see you do). Agree totally with you on the bathroom lightfixture & accessories. Awesome tips!! Thanks for sharing.

Hi Laura ~ What a dated home this series is highlighting -- just PERFECT to make your point on how important it is to present an updated, truly move-in-ready home in order to get top dollar.   I too advise my clients that metal finishes must be consistent within each space -- very important so that the look is cohesive.

My Zinger friend, the funny part of the bathroom is you may look at it and think it is just fine, but something about it just doesn't feel "right".  Your eyes and your brain register "something is off", and it simply doesn't make you get that emotional attachment that we stagers strive for.  Just a few simple changes and viola' it just "feels" better.

I know this house was a bit of an exagerated example Maureen, but it definitely does show this well!  I've learned from you cohesiveness is vital to keeping the eye flowing from space to space pulling the buyers throughout the home.  So very important to a well staged home.  Thank you!

Excellent advice Laura.  Whenever I see pictures of a home with older fixtures or brass rimmed things, I immediately look at the year the home was bulit and the first thing that pops in my mind is that home needs updating!

Hi Laura--"blue" is an interesting term for this home.  So dated and yet the updates, as you suggest, are easy and not that expensive.  I'm noticing that I think the bathroom is "not bad" compared to some I've seen recently.  That will tell you something.

Hi Laura,

Great post - suggested too! You make a credible argument. I wish more people listened to you. You know what you're talking about. I think many people get comfortable in their surroundings and don't even realize how outdating makes you (and others) feel blue!

The biggest problem is when nothing changes for DECADES! People get trapped in an environment and they don't even appreciate what they got, because they probably don't even know it's making them feel so blue!

Kudos to you for a great wake-up call!
