Its been on the market how long? Update the property disclosure!

These days with some homes sitting on the market for long periods of time, updating the property disclosure is an important task for sellers.  I always have my sellers fill out the property disclosure at the time I take the listing so that it is available for any prospective buyer to review before making an offer.

With the market as it is, some listings may be on the market for longer periods of time.  Whether repesenting the buyer or seller, if the listing has passed the one year mark I make it a point to ask sellers to review the property disclosure they filled out at the original listing.  Condition of a home  can change over a period of time, storms may cause damage, roofs may start leaking, faucets start dripping, etc. For these reasons everyone involved in the transaction will benefit from a CURRENT property disclosure.

Excellent advice! Too many times I have seen an agent reduce the price in the MLS but leaves a phrase such as "Won't Last long at $X" with $X being the original higher list price. And keeping the disclosure up to date is even more important for the liability problems for both the seller and agent.
