Whenever there is an opportunity for a quick, easy listing, there is always going to be competition, logically. Yes, expireds can be easy listings, but the the biggest challenge is the competition from other agents.

since starting my expired listings approach to gainging more business I have noticed many many diferent properties being relisted 2-3 times always with a new lower starting price. Sad that owners dont just stay with their original agetns and do the inevitable ....drop they price first and get rid of it. ( J )
