I do not know how your market is but Montrose Coloradois certainly different from anything I have known.
We are dealing with buyers from $56,000 to $1,000,000 and all points in between. People are looking for the deal of a lifetime and in some cases they are out there.
The foreclosure and short sale markets are interesting to say the least and sellers are still declaring "I'm not giving it away", while buyers are saying lowball it and if it doesn't stick we'll move on.
The Market in Montrose Colorado has qutie a few properties under 100,000 for the first time in a few years and I think our market is still in correction.
How goes it out there in other areas.
