I have an all cash buyer in escrow, yesterday the pre Lim title came in and with the recording of the title two liens will also record. The buyers bought in 2005 refied in 2006 then prop values drop they oop for loan mod live in the house for-four years do not pay the HOA. Trust Deed Sale comes the agent shows up offer cash for keys.

They then make an all cash offer on a new home different city, same county. Then Prelim Title in escrow on the new house two liens (from the house that went to TD Sale) will be attached to the title of the new house at recording. Both are from the old house's HOA. I heard they where trying to get this passed, now they have! So the buyer even though paying all cash will close escrow with two liens that will have to be cleared if they ever want to refi!!! I told them to call the lien holders and see if they can negotiate it down. If not call an attorney!

All good deeds will get punished period. Please if  you really think you are pulling one over on the Bank, HOA, IRS, etc, think again. They will find you! Every day I am once again amazed at what the governments idea of everyone should be able to own a home mess this has created in our society. Not everyone has the ethics or morals to be a "Home Owner" period!

Do you think the old adage of Value equals Location, Location, Location, is true? Views, Pools, special interest additions can add desirability, and then Granite Counters, Travertine flooring, condition, square footage and any embellishments, upgrades, updates you can add to a property is worth 60-70% of the cost. This value will also be depreciated over time. Example would you consider if a twenty year old solid oak cabinette's
value even in good condition is equal in value to cabinets in the newer current color, or are they? Objective would be desirability.

Location is the basis for value. Like Homes within a one mile radius share values, and can be evaluated by sales per square foot within the last 3+ months. Pulses

Hi Tere, I can see this post stirring some pots..I say "right on" to you.  I'm so tired of people working the system and then crying whoa is them while their off buying another home.  Being fair, I do a lot of bank owned work and perhaps I am a bit jaded but it infuriates me when someone has obtained and defaulted on a US mortgage and then claim they cannot work with me since they don't speak English.  My family is Italian and came to the US expecting to work hard and learn English, which they did.  Their hard work and determination gave me a better life! Sorry for the long comment! Success to you..and I love your profile pic.  I work closely with a group that placed 20-50 horses bound for slaughter a week.
