Ok Well this journey is not going the way we were hoping. The latest news is our deal has fallen through! It seems our buyers listing agent does not know how to look at comps and price right. Here's the story:
On Friday our buyers listing agent called to inform me that the home did not appraise! It came in $20,000 off the contract price. Now with this news she proceeds to tell me how the appraiser did not take into consideration all her upgrades and her landscaping..OK REALLY landscaping. She also told me about a house she used for a comp that sold 13 months ago at 10,000 cheaper then her clients home. She used it becuase it didn't have the upgrades... I can't explain or type what was going through my head at this point.
So on Saturday I went on to facebook to the KW Referral page and asked for an agent who works in that area to pull comps for me. Once I received them I looked and could see how he got the price he did. She was way off. When I called her she told me the seller would be talking to the lender on Monday to see what could be done. The agent also told me she would be meeting with her to discuss price and how she might need to tell her to come down $5,000 of list price OMG can you believe it I was Like REALLY???? Dear agent the appraisal price is now the new sales price of that house??? At this point I had to get off the phone. Oh FYI We were willing to give $5,000 towards the situation or off the price of our house to make the situation work!!
Needles to say the Deal fell through and we are back to square one! Its very disappointing and sad but As I always say things happen for a reason and when its meant to be it will be. I truly believe that and I know it will happen. So please say a prayer and wish us luck for a quick sale. I will keep you updated as things happen
