Aliso Viejo Median Sales Price from DataQuick
Dec 2010 - $377,750 - 73 sales
Jan 2011 - $348,000 - 55 sales
Feb 2011 - $350,000 - 54 sales
Mar 2011 - $395,000 - 83 sales
Apr 2011 - $406,000 - 65 sales
May 2011 - $342,000 - 81 sales
$342,000 is a pretty low Median Sale Price for Aliso Viejo. So what happened?
The big difference is in the $200,000 to $299,999 Price range. In April 2011, 12 residences closed in this range. In May, 18 closed in the $200,000s'! - A 50% increase! That will bring down your Median.
Also, in April, 52% of all Aliso Viejo Sales were $400,000 or higher. In May, only 42% closed at $400,000 or higher. So more Sales in $200,000s' and less Sales at $400,000 and up is enough to slash the Median Sales Price.
Aliso Viejo final Sales figures are not in for June, of course, and won't be in until around July 19. However, so far June has a far lower Median Sale Price than May! Looks like the bottom of the Market is what's Selling for now.
