The REAL Scoop on Oahu Properties for Hawaii Home Buyers

By
Real Estate Agent with Liberty Homes RS-#62825

Calling for showing appointments are a very timely part of a Realtors® list of tasks for home buyers. We have more than enough on our plate when thinking about our Zoning Laws and then take into consideration the type of loan the  Hawaii home buyer is acquiring for that home out in the ocean. Searching for those ‘special and specific' types of properties is another big task.

We can spend hours upon hours beating the MLS to death. Then we call for showing appointments and do not get a response for half the calls or emails we have made.  (WHY? I answer all my calls, emails and text messages for all requests for my listings!  {{{SIGH}}}  We research and find out all there is to know about the possible properties you would like to view.

At a Glance Loans and Your Oahu Property Search

  • VA Loan Transaction Properties:  Search out the MLS for properties that would well suit the Hawaii Military and Veteran of the Armed Forces Home Buyer.  Properties have to have all permits and not have any major defects. The appraiser will pick up on it and when the report goes to the VA office they will issue their VA Notice of Value (NOV).   You can guarantee that there will be a stipulation that the home appraised at X amount but the screen that had a hole in it will have to be fixed!
  • FHA Loan Transaction Properties:  The condo either has to be FHA approved or a PUD.  If there is NOT a 51% or over owner occupancy level then it is NOT a green light for a loan. There is much to take into consideration and you cannot...I repeat cannot think that just because you have 3.5% down that you can buy anything out there.  If the FHA approval has lapsed make sure your loan officer knows how to get all documentation together to get it approved again. It may take a couple of weeks longer but it can be done!
  • USDA Loan Transaction Properties:  The good deal is that you can get a 100% financing and up to 2% more to cover some of your closing costs.  The restrictions are that it is has to be in a designated RURAL AREA on Oahu.

Following are the USDA eligible areas on Oahu:

  •
    • Village Park and Royal Kunia Subdivisions
    • Ewa Beach
    • Makakilo
    • Kapolei
    • The ENTIRE Waianae Coast
    • Central Oahu from Whitmore Village, North to the North Shore and the Kunia area
    • The ENTIRE North Shore Area
    • Windward Oahu from Kahuku, South to Ahuimanu
    • Waimanalo from Olomana Golf Course to Seal Life Park
  • Finding out everything about  the property: If it is NON conforming (even if you have all cash down)  there could be major problems down the road.   Is there anything you should know? Coastal, preservation, conservation, agricultural, country land have different zoning laws.  Are there State and City/County permits? I have to  get all the pertinent details so I'm not wasting my buyer's time.

The REAL scoop on that property you love.....

Could save you time and heartache....

...and major headaches.

Hi Sally - I don't know how agents can stay in business if they don't take calls, or at least return them quickly.  Fortunately, the large majority of the homes listed here have lockboxes and no appointment is necessary.  They are either vacant or they are "call and go."  Unfortunately for the listings shown by appointment only, if there is no answer and an appointment cannot be made, then the buyers will see a bunch of other homes and might find the one they want before ever getting to that one.  Silly!

Sally

This is a great follow-on to your "It's a Jungle Out There" post.  And as always you've provided some great information for Hawaii buyers and demonstrated that YOU are the go-to person.

Jeff:  Thank you kind sir! Just as you are for Carlsbad CA!

Susan:  We have a lot that have sellers and even though we have lockboxes most of us confirm and let the seller know. Bottom line....answer the phone!

Hi Sally,

You always provide such good infor for home buyers.

It's hard to believe how much time is spent trying to contact others confirming availablity, showing appts, it can be hrs. a day. And wouldn't it be easier if more people answered their phones, or return calls in a timely manner. The core group does, yes it's those that don't that can be such time wasters for all concerned including our clients.

Sis - My idea of what Realtors did and do was enlightened when I finally realized what Realtors did and do.  At least the good ones ... and answering the phone is a pretty simple step to becoming such.  You are a Mortgage Guy or Gal's dream.  This post is freaking excellent, realistic, informing, and lacking the BS that I love that you lack.

Sally, permits seem to follow me around, or the lack thereof should I say. Knowing if an issue is going to arise and removing the house off the list prior to showing is the best.

I just want you to know, I am dealing with a permit headache right now (I am telling you, I have a sign on my forehead I think). I was hoping not to think about it for a few more hours this morning but you reminded me of it, LOL. Thank you....

It seems odd to me that the entire north shore is eligible for USDA financing... does that seem normal?

Woo Hoo, a wonderful post filled ( as usual) with great empowering information for the consumers. Well done !( as usual). Sadly, everyone in our industry aren't in it for the same reason and even as tough as times can be, they just don't get it. We do and I guess that is what counts for us.

Sally we have the same problems with agents here, too.

I added you as an associate for potential referrals later on, as well as subscribed to your blog. I work in an area of Silicon Valley (Santa Clara County) with Lynbrook High School and other Cupertino, San Jose, Santa Clara, Los Gatos, Campbell, Monte Sereno and Saratoga, Calif. homes. Please consider adding me as an associate (or subscribing to my blog) as well and hopefully we can do business together in the future.
