Here's the first episode in our 2-part series to help home buyers find the South Lake Tahoe housing deal they are looking for that is currently running on Real Estate Central at Lake Tahoe Television (Cable channel 12).

Lets look at and study the South Lake Tahoe house that sells between $200 and $250,000 dollars.

What is important about this exercise is it reveals where a home buyer finds the price decline they are looking for: and it’s found in the house, not in the actual dollar number of the price.

What we mean by this is rather simple,a home buyer gets much more house for their money today than yesterday. A lot more! Understanding and accepting that is the hallmark of today’s successful home buyer.

The charts that follow indicate this, and they are all available for focused study on the lake tahoe real estate blog.

This first chart indicates the age of houses that sold between $200 and $250,000 since 2003. The house that sells in this price range today is 19 years newer, or 32% younger than houses that sold in the same price range in 2007.

This chart indicates the size of houses that sold between $200 and $250,000 since 2003. The house that sells in this price range today is on average, 725 sq ft larger, or 114% bigger than houses that sold at the same price in 2005.

There are more characteristics of houses that sell in this $200 to $250,000 price range coming, all of which will help a buyer better understand, and recognize the housing deal they are looking for.

Remember, housing decline is not necessarily found in the actual price… the $200 to $250,000 South Lake Tahoe house will still cost you $200,000 to $250,000 dollars… it’s just more house! Make that a lot more house!
