I am wondering how many homes you have visited and the owner is an avid smoker.  I know many people are against smoking in public and in restaurants and so on.  Do you think we should start asking the MLS boards to add this as a feature to the listings to save your non-smoking client from walking in and then right out? 

It is also a concern in a condominium project.  Lets just say the neighbor is smoking in their own unit and the smoke emits from the unit into a non-smoking unit.  What do you think or have any ideas of what would be fair??  I think this is going to be the next disclosure item in the future.

GARY - This would be terrific to add to the MLS, but I imagine that most agents would simply mark "NO" regardless of the actual situation.  I would love to see it happen, though!

On one showing, my clients and I noticed the distinct aroma of someone having very recently smoking weed in the basement.  What would you propose the MLS listing say in this case?  :)

Gary, Sometimes the smell of smoke can make a smoker feel at home. I've sold a few that way. I don't think it should be a listing or disclosure item however. Super post, cheers!

I walked into one unit and seen plants growing with my client by my side with surprise.  I contacted the property manager and had them investigate which this person had medical permission to grow the plants.

WOW, I've never thought of that, but being a non-smoker, I think that is a GREAT idea!!
