Buying a home in the year 2007 isn't as hard as you think. 

The first problem is the in the box thinkers who think that a loan has to be a Conventional, FHA, or shall I cut the list short and say the in-the box financing options.  So, let's think outside the box for a minute. 

Let's say you call me, Vangie Williams, and you say, I have about two thousand dollars I can put up for a home of your own.  You've been working at the same job for over two years, you earn about $30K a year, your credit is poor to fair (500+ credit score) and you have been paying rent in the same apartment for the past two years.

Well, that seems almost hopeless, helpless and down right depressing.  WRONG!! You are thinking in-the-box.  To start, I beg you "DON'T ASSUME YOU KNOW HOW MUCH YOU CAN AFFORD FROM A CHART", I will set up a phone meeting between you and one favorite lenders. The lender will pull your credit, asks you a few questions, and call you with what I call "the real truth".  What they can do, what I need to get for you and what you need to do to make your dream come true.  So, if I am told by the lender that you can afford a mortgage in the $105,000 range, you need at least another $3500 for your closing and down payment, and that I must find owner financing for about $30,000.

With this analysis, I call you back and discuss every scenario with including owner financing, down payment assistance programs and ready for this ... when can we meet to find your home.

Yes, there are home sellers who have equity and don't mind holding a second mortgage to help you a)get into a house with a little more spending power, b)get in to the house with the down payment assistance program, c)save the cash you have on hand to help you move and d)most of all - own your very own home.
