Another Northern Virginia Short Sale--SOLD!

It's always a good day when a Northern Virginia Short Sale Agent can proudly proclaim one of their Short Sale listings is officially SOLD.   This Northern Virginia Short Sale hit the market on March 23, 2011 priced at $735,000.  The neighborhood of Faircrest in Centreville being in such high demand, we had the winning offer before six hours on the market had passed.

This particular Northern Virginia Short Sale was a Wells Fargo Short Sale and had two loans with that bank.  I've never found Wells Fargo "double headers" to be a problem, so I wasn't surprised when had our First Trust Approval letter by May 3rd.  That approval came with a contract change that affected the Buyers.  Their requested closing costs of $22,050 was countered to $14,700.  The Buyers agreed.  The Second Trust Approval came thirteen days later on May 16th.

Naturally, the Buyers needed some time to get their inspections done, appraisal and loan underwriting completed.  So settlement was scheduled for June 24th and went off without a hitch.  The Seller avoided foreclosure and the Buyers got a great home in great condition.  Final sales price was $735,000.  And as a side note---that $735,000 sales price is the highest the neighborhood has seen since August 2008.  If you think Northern Virginia Short Sales are dragging the market prices down THINK AGAIN!

If you or someone you know is considering a Short Sale of their Northern Virginia home, I'd be happy to help!  As a Northern Virginia Short Sale Agent since 2007, I have the knowledge and experience to get the deal done.

This proves my theory that GOOD (make that EXCELLENT) short sale agents are better agents, all around.  They have to know their market WAY better than a "regular" agent because pricing is so critical and they have to have superior negotiation skills!  Kudos to you for the great sale!

Susan:  Thanks.  Knowing the Short Sale process means not having to underprice listings to get them sold.

Michael:  Most of mine are.  I haven't seen a bank yet, at least in our market, that will take much less than market value on one.

This is awesome turnaround time, Chris Ann. I wish I could get Wells Fargo to act that quickly in California. My short sales with Wells Fargo are a mish mash. Some negotiators use that confidential email system, which I despise because I am constantly entering my password wrong, LOL. And others are in Equator. We aren't as together on our WF short sales here as you are there. But congratulations on your closing. Just goes to show if you hire the right short sale agent in northern Virginia, your short sale will get priced properly, negotiated smoothly and closed in record time.

Michelle:  Thanks.

Elizabeth:  I think your Bank of America experiences are like my Wells Fargo experiences.  And I despise the secure email too.  Nothing's worse than having to log into an email that simply says, "Got it.  Thanks,"  or, "Have a great day."  When you are sending mail through secure email, don't get into a last word competition.  Ugh!

Congratulations on getting another short sale to the closing table.  It's no surprise to me that you would be able to market a short sale to get the highest price in Faircrest.

Anne:  Thanks.  This one proves that all Short Sales are the worst condition.  This was an outstanding house and the price reflected that.
