Do you need a miracle to buy or sell your home in Princeton?  Can your agent perform miracles? Sellers and buyers in today’s softer market    We need a miracle need  to look for agents that can do that. What kind of miracles, you may ask. How about – resurrection of the dead? No, not dead people - dead contracts. Let me explain.

With many homes in the Princeton area staying on the market longer, the sellers are not sure of the best marketing tactics and are facing pressure to lower the price and the uncertainty of the market future. This makes the home selling process even more stressful then usual.
Home buyers seemed to be as unsure as the sellers and are looking at other pressures: tightening credit, prices that are still high and the sellers seeming unwillingness to compromise.

These pressures make the sale often contentious even after the contract is signed. This and other reasons can lead to contracts being cancelled. Many agents would leave it at that. You as sellers and buyers in Princeton need someone who will not give up, no matter how hopeless the situation may seem.

Let me give you an example from a recent case. The contract was cancelled. Thinking that people may later regret their decision, I contacted the agent representing the other side and asked her to stay in touch if she needs me. I asked her to make sure that her clients do not lose site of the big picture, and that all the disagreements during the sales process will be forgotten, once they get the house they wanted, if indeed this was the home they wanted. I got the call back 3 weeks later, asking what would be needed to “resurrect” the deal. I knew my client’s position, and proposed for the issues of contention to be taken off the table, and to proceed based on what was agreed. I knew there was agreement on the important things and focused everyone on the outcome: the seller - to sell the house, the buyers – to get the home they wanted. The contract was reinstated and the parties got a renewed perspective on what is important.


If you are thinking of selling or buying a home, or if your home did not sell for whatever reason, you need an agent who will not give up.     What I described was not a miracle, although the seller and the buyer may believe it to be so. This is what you need to look for in your agent.

Good post. I once lived in Princeton--love the place. But, as you point out deals are tough to get done. I do like your approach--being a problem solver rather than a "carrier" of the negative...when agents put the client last, it makes it more difficult, so I admire your agent credo..." the ability to understand what is truly important to all...

Nice Post, It reminded me of a deal that fell apart in financing last month, and the buyers went ballistic. They were very upset, they had a mortgage broker that drug them all the way thru inspections, surveys ect and then finally told them they could not close. The buyers just got mad  at everyone, including me. After reading your post, I made a quick followup phone call to check on them and to offer to start over with a bank loan officer that would be more honest. To my surprise, the customer had settled down,and set up a meeting for after work in  a few days to do just that. Thanks for the good advice, we can all use more buyer right now and I thought I had really lost that one!!!

FAINA:  I've been dealing with this myself, but not because of remorse, but rather the deal dying on a home that would allow the seller's to purchase my listing.  I've been in constant contact with that agent and also the listing agent for the home that my sellers want to purchase.  It takes more work today, but it's worth going to extra mile to save a deal.  Good post, Faina.
