Home selling tips - Top seven things that need fixing

Here are seven home selling tips that you don't want to ignore if you want to sell your Nanaimo home.

I've included a list below of the most common homebuyer turn-offs.  These fix-ups can really make a difference in the length of time a house is on the market.  Most of the home selling tips below are low-budget, fix-ups.  However, don't underestimate their importance.

•1.   Chipping or Peeling Paint - Peeling paint can make a place look shabby.  Take an afternoon to sand down chips and touch them up with matching paint.

•2.   An Unkempt Lawn - Another inexpensive improvement.  Curb appeal is so important.  The first thing a prospective buyer sees is the outside of your home.  The curb appeal of your home can be the deciding factor as to whether or not a buyer wants to view the inside of your house.

•3.   Worn or Dirty Carpets and Flooring- If the flooring is not too soiled try having it cleaned before replacing it.

•4.   Poor Housekeeping - dust, stains and dirt - If budget allows and your time is limited get someone in to professionally clean your house.  If not, wait a week or two to list the house and give your home a thorough cleaning.

•5.   Clutter - Ask your Realtor to do a room-by-room walk through.  Sometimes we have gotten so used to our surrounding that we are not aware how cluttered the home has become.  It is important that a buyer can visualize their belongings in the house.

•6.   Unpleasant odours - Pets, food, smoke and garbage - Bad odours can sink a sale.  If you are a smoker or a pet owner you may need to have the house aired out.  There are companies who will come in and deodorize a home.

•7.   Unusual or odd paint colours - If your house is painted in unusual or odd paint colours then it does make sense to repaint.  Choose neutral tones.
