Green What?
A while back I was luck enough to be included in a training session with Bob Stewart. Probably the best 30 minutes for my "career" on AR. His advice was quick and to the point and he answered every question presented with ease. Of course he can do that, he's an AR Icon!
Most important for me was the advice that Bob gave me about writing what I know, my niche. I've been blogging about business related topics, happenings in the world of real estate in the Scottsdale area. I figured this would be the most well-received since my topics include short sales, REO's, and everything in between. What I haven't been writing about is my niche.
My niche is green real estate. Green What? That's right. Green real estate. This niche is a value added service for my clients. When I'm showing homes, I focus on everything that we realtors do professionally, but I take it a step above and beyond. When I'm showing homes, I always pay attention to any green features that might be included in the home. Green features can be anything from newer Energy Star Appliances, newer windows, non-carpet floor coverings, higher SEER HVAC systems, air purification systems, ceiling fans, sunscreens on the windows, to new insulation.
My clients recognize that I have their best interests and their wallets in mind. These types of green features can save money on utility bills and reduce health concerns. Not only that, but appraisers haven't come to a full realization in my area as to their value. So purchasing a home with green features in this economy costs less than in the future.
My future vision for green features is that they will be more highly recognized, highly valued, and appreciated. So buying a home with these features now saves you money!
