Back in January, I was notified for the seller of this home at 1065 S 21st Ave, Ozark MO that after owning this wonderful 3 bedroom home in Ozark as an investment property for 3 years, he was no longer able to subsidize the payments on this home.....even after having it least for 3 years. The home was built in 2006 and was in great shape.
The tenants lease expired in January and they moved the end of February. Knowing we didn't have much time before the bank started the foreclosure process, we priced the home at $89,900.
Once I received the offer, the bank immediately turned the loan over to a processing company and the short sale process went smoothly.
Last week we closed the short sale, after receiving an offer 3 months ago. I know it's still a long process, but it could have been longer without the cooperation of the buyers and the seller's lender.
Homes in this subdivision was once selling with prices beginning at $140,000. Congratulations to the buyer that was patient enough to stay with us during the short sale process.
