This weekend, I was showing properties to buyers in Belle Creek and they asked me about one home in particular.  I have been working very diligently at being the hyper-local expert of Belle Creek, so I was surprised that I didn't recognize the one they were referring to.

They had seen it on Trulia, they said.  So, we walked over to the street where they had seen it and looked for a sign.  Also, having my handy-dandy smartphone with me, I perused the Real Estate Apps I have.  He couldn't remember exactly which one it was, but there was no sign in the yard of any home on that street, so we moved on.  I promised to find out what I could and take a look at Trulia myself upon parting ways with them.  And like a good little Real Estate Lady, I looked it up the moment I got home.  This is where the mystery began.

There it was on Trulia, like they said it would be.  Another good thing about being the Belle Creek hyper-local REALTOR is that people tell me things about the neighborhood all the time.  I recognized the home as one that the neighbors had reported the owners skipping out in "the middle of the night."  

Magnifying glassI looked for it in Metrolist under Active, Sold, Under Contract, Expired, Pending and Withdrawn.  Nothing.

I went to the County website and saw that there has been a Notice of Election and Demand filed with an auction date in August.

And, of course, I called the broker from the Trulia listing.  He wasn't in his office, he said.  He couldn't quite remember which listing, he said.  It was probably one where the buyers fell through, he went on.  "Call me tomorrow..."

And so I did.  Several times.  He's not in the office yet, then he just got there, then he hadn't located the file yet....  I even called the office but I seem to get caught in an endless loop of being on hold and being transferred.

So I looked up his license.  (Seems he's been a bad boy recently, but that's a different post.)  

It is unfortunate, because I cannot seem to get any answers on "his listing".  Seems to me that he doesn't actually have the listing, he just snagged some data and threw it on there to attract buyer prospects.  (Of course, I cannot prove that because he is avoiding me.)  Although I do not operate this way, I know some brokers do, and they are usually up front about it- citing it as marketing through data exchange. 

But it really is too bad that I can't seem to get any answers, as it would be nearly ideal for my buyers.

Sounds like you may have to report this agent for this non-listing that he's advertising.   Why do agents think they can get away with this stuff?

Chris Ann- It is just so strange!  Frankly, if he just told me that he was using it to attract buyers, I'd be able to just move on.  Of course, then he'd be admitting to being less than kosher....

Jennifer...I've run in to this in my market too.  Buyer's finding houses that just aren't on the market. It creates confusion and makes me look like I don't know my market.
