Hi All!

Ok, let me share something with you.

I had a friend who did not listen to me when he said he wanted to build a home.

I told him to make sure he let me know so I could write the contract and make sure his thoughts, dreams, wishes and desires got communicated with the Builder (in writing).

Well he was worried about price.  So, he said to me, "I did not let you know".

Well here is what most of you do not know.  A builder has a basic price they build for.  They do this so they can keep up their comps for the next Customer.  I don't know too many builders who will not factor in at least 2.5% to pay a Real Estate Agent as compensation for bringing a Buyer to the table.

Long story short, my friend is not in a nickle and dime situation with this builder that is moving into the tens of thousands of Dollars.  I think he is being $1500 to death...

It is important that anyone building a home has someone between them and the Builder.  A Real Estate Agentcan make sure the project moves forward per the terms of the contract.  But, more importantly, a Real Estate Agent with experience in "New Construction" can actually be an asset to both Buyer and Builder.
